How an investigation works

01

Initial Consultation

We discuss what you’re seeing, when it started, and what you need from an investigation.

02

Budget Approval

We provide a proposed budget for the investigation scope before any site work begins, for your review and approval.

03

Site Investigation

On-site inspection of the affected area and related building assemblies.

04

Testing & Documentation

Moisture readings, thermal imaging, and other field methods as appropriate, with photo documentation.

05

Analysis

Findings are reviewed against how the building assembly is supposed to perform.

06

Findings & Recommendations

A clear explanation of what’s happening, why, and what to do next.

07

Report / Expert Support

Written report, and expert consultation or documentation support when a dispute or claim is involved.

A stain is a symptom. It isn’t the cause.

Water staining, peeling paint, or a musty smell tells you something is wrong — it doesn’t tell you why. The source could be roofing, flashing, windows, wall assemblies, drainage, waterproofing, plumbing, condensation, or a combination of several. Repairing the visible symptom without identifying the source is why so many leaks come back. An investigation exists to find the actual cause before anyone touches a repair.

Field methods, not guesses

  • Infrared thermography
  • Moisture measurement (meters, T-RH probes)
  • Ground-penetrating radar (GPR) where applicable
  • Borescope and visual assembly investigation
  • Material sampling and testing
  • Decay and fungal growth assessment
  • Drainage and slope evaluation
  • Photographic and written documentation
